How Bearsden roofs actually fail
Bearsden is not Glasgow, and its roofs do not behave like Glasgow's. There is very little tenement stock here and correspondingly little of the nail sickness that dominates the city's slate.
What there is instead is a great deal of 1930s to 1970s housing, which means an enormous number of concrete tiled roofs all reaching the end of a normal service life at roughly the same time. Concrete tile delaminates rather than cracking — it loses its surface, starts holding water, and moss takes hold in the courses.
The other Bearsden speciality is trees. This is a green suburb with mature beech and sycamore on most streets, and guttering here fills far faster than it does in the city. A surprising number of the damp problems we are called to here turn out to be a blocked gutter rather than anything wrong with the roof at all.
