Roof Repairs
Bearsden roofs are generally well built and well maintained. When they do let go it is usually one specific detail, and finding it is the whole job.
- Slipped, cracked and missing tiles or slates replaced
- Leak tracing across the whole roof
- Lead flashing, valley and abutment repairs
- Ridge and hip re-bedding or dry-fixing
- Storm damage repairs and insurance reports
- Moss removal where it is holding water
Re-Roofing & New Roofs
A lot of Bearsden housing dates from the 1930s to the 1970s, which means an awful lot of roofs are now at exactly the age where covering life runs out.
- Full strip and structural inspection
- Breathable membrane and treated battens
- Concrete, clay tile or natural slate
- Dry-fix ridge, hip and verge systems
- New lead to valleys and abutments
- Scaffold, skip and site clearance included
Flat Roofing
Rear extensions and dormer conversions are everywhere in Bearsden, and they are responsible for a large share of the leaks we get called to.
- Seamless GRP fibreglass flat roofing
- Three-layer torch-on felt systems
- New decks and firrings set to fall
- Insulated warm-deck build-ups
- GRP trims, drips and upstand detailing
- Outlets, hoppers and rainwater connections
Guttering, Fascias & Soffits
Bearsden is a green suburb, and that is lovely right up until autumn fills every gutter on the street with leaf litter.
- Gutter clearing, realignment and resealing
- Full uPVC fascia, soffit and gutter replacement
- Cast iron repaired, replaced or repainted
- Downpipes, hoppers and gully connections
- Leaf guards where trees overhang
- Eaves ventilation built in
Chimney & Leadwork
Chimney stacks are the most exposed part of any roof, and on the larger Bearsden houses they are often the tallest thing for some distance.
- Chimney repointing and re-haunching
- Partial and full stack rebuilds
- Chimney removal with the roof made good
- Lead flashings, soakers and back gutters
- Cowls, capping and ventilation terminals
- Redundant flue capping
Emergency Roof Repairs
Bearsden catches weather coming off the Campsies, and an exposed roof on the north side of town takes more of it than most.
- Rapid make-safe and temporary sheeting
- Loose tiles, slates and masonry removed
- Emergency leak stopping
- Photographic damage reports for insurers
- Permanent repairs once conditions allow
- Out-of-hours response during named storms
How it works
From your call to a swept driveway
Four steps. Being fifteen minutes away means step two happens quickly, which is the one that usually matters.
- 01
Tell us what you are seeing
A call or a message with a rough idea of the problem. If water is coming in now, say so and we will move you up the list.
- 02
We come and look
We are fifteen minutes away, so a look at the roof is rarely a fortnight's wait. We photograph what we find.
- 03
A written, fixed quote
Materials, method and price in writing. No deposit taken to hold a date, and no change to the figure afterwards.
- 04
Work done, driveway swept
We turn up when we said, keep you posted, and take the scaffold, skip and debris with us when we go.
No deposit taken to hold a date, and the price on the quote is the price on the invoice.
Emergency callouts
Storm damage in Bearsden?
Weather coming off the Campsies hits the north side of town hardest, and exposed roofs here lose tiles and ridge sections in every serious blow. Call us and we will get out to make the property safe, then do the permanent repair once it is dry.
- Temporary weatherproof sheeting
- Loose tiles and masonry made safe
- Photographic reports for insurers

Questions we get from Bearsden
Response times, conservation areas and autumn gutters — the local ones we hear most.
How quickly can you get out to a roof in Bearsden?
We are based in Clydebank, which is around fifteen minutes away, so a site visit here is usually within 24 to 48 hours. If you have water actively coming in, or something loose above a driveway, tell us when you call and we will get to you the same day where we possibly can.
Do you charge for quotes?
No. Inspections and written quotes are free and carry no obligation. We would rather look at ten roofs and work on five than talk anyone into work they do not need.
Parts of Bearsden are in a conservation area. Does that affect my roof?
It can. Conservation area status can restrict what you re-cover in, particularly around the Cross and the older avenues, and listed properties need consent for changes. We will check the position before quoting rather than starting work and letting you find out afterwards.
My gutters block every autumn. Is there anything that actually helps?
Leaf guards, and they are worth it here. Bearsden has more mature trees than most of the surrounding area, and on a street with overhanging beech or sycamore we would expect guards to pay for themselves within about two seasons of saved clearing visits.
Will I need scaffolding?
Most re-roofs and a lot of chimney work do, for safety and to meet working-at-height regulations. Where it is needed it is priced into the quote you receive — erection, hire period and removal. Nothing is added afterwards.
Do you work on larger detached properties?
Yes, and a good deal of our Bearsden work is exactly that. Bigger roofs here often mean hips, valleys, dormers and several planes meeting, which is more complicated than a straightforward semi. We price that honestly rather than by a flat rate per square metre.
Is the work guaranteed?
Yes. All of our work carries a workmanship guarantee, and material guarantees are passed on to you where the manufacturer offers them. We will tell you exactly what is covered before you agree to anything.
Can you help with an insurance claim after a storm?
We can. We will make the property safe first, then provide a photographic damage report and a detailed written estimate in the format insurers expect. We are happy to speak to a loss adjuster on your behalf.
